NM EnergySmart for Renters

WHAT IS THE NM ENERGY$MART PROGRAM?

The NM Energy$mart Program makes your rental home more comfortable and energy efficient at no cost to you. Homes receive an average of $4,500 in energy efficiency upgrades, which may include insulation, caulking, new windows and/or new heating systems. You can expect a savings on your utility costs of $350 to $500 each year, and your landlord will recieve significant improvements to his or her property.

As the renter, you must be the one to apply to the program. Your landlord will be contaced and the program will be explained to him or her. In exchange for the improvements, your landlord must agree to pay either 10 percent or 20 percent of the upgrade costs and sign an agreement that says your rent will not be raised due to NM Energy$mart upgrades for one year.

  • You must complete an application package that includes:
            Identification
A rental agreement in your name

            Proof of income qualification

WHAT HAPPENS NEXT?

Your landlord will be contacted to confirm that he or she will pay either 10 percent or 20 percent of the material cost of upgrades to the home. A residential energy efficiency professional will then come to your home to evaluate it for energy efficiency and health and safety factors. Based on the evaluation, a recommendation will be made for customized upgrades to make your home safer and more energy efficient.

The service providers that will be doing the upgrades in your home will finalize the project with you and your landlord and will schedule a time to do the work. After the crew completes the work, an inspection will be performed, which may include New Mexico Mortgage Finance Authority staff.
